The real estate market does not move in one direction nationwide. It never has. What is happening in Austin is not what is happening in Cleveland. What is true for a three-bedroom in the suburbs of Dallas has almost nothing to do with a two-bedroom in San Francisco. Before you do anything else, narrow your focus to the specific market you are shopping in and stop reading national headlines as if they apply to you personally.

In markets where new construction has been active, prices have pulled back. Several Sun Belt metros that boomed during the pandemic have given back a portion of those gains. But those are the exceptions. Most markets are not working from excess; they are working from scarcity.

Here is what that creates for someone with solid credit and a real pre-approval in hand: a better chance of getting the house you want without losing a bidding war. The panic buyers are gone. The buyers who showed up with letters waiving inspections and offering a hundred thousand over asking have mostly sat back down. What remains is a more functional market, even if it is not a cheap one.

Shop multiple loan officers to compare rates and fees. A quarter-point difference in your interest rate adds up to real money that most buyers leave on the table by taking the first offer they receive. Lender fees vary too. Ask each lender for a Loan Estimate document, which breaks down all costs in a standardized format.

The appraisal is the lender’s check, not yours. A low appraisal means the buyer has to make up the gap in cash, renegotiate, or cancel. Ask your agent what the local pattern looks like before you structure an offer without an appraisal contingency.

Budget two to four percent of the purchase price for closing costs, on top of your down payment. First-time buyers are sometimes surprised by how much cash is required beyond the down payment itself. Ask your lender for a Loan Estimate with a realistic purchase price so the numbers reflect what you are actually going to face.

For buyers with a real reason to be in a specific place for the foreseeable future, this market is full of opportunity that distracted or impatient buyers miss. The homes that are priced correctly for current conditions are still moving. They are going to the buyers who treated the process like the major financial decision it is.

The buyers who come out ahead in this market are not the ones who waited for perfect conditions. They are the ones who understood what they could afford and moved with confidence. Getting across current property listings in your target area is the logical first move once your financing is sorted.
